Now you can buy an apartment in the capital for 40 thousand dollars. Subsequently, demand will increase, at the same time, the cost of square meters will rise.
President of the Association of Realtors of Ukraine Yuriy Pita told about this. He believes that today it makes sense to take risks and invest in real estate.
Is it a good idea to buy a house now
Pita thinks it's a good idea to buy a house now because it's a good way to «sit down» and start settling in.
Buyers now are, first of all, people who have lost their homes, but have the opportunity to buy it. They need somewhere to live. If possible, then you need to buy, because rent also costs money, and your home is your home. It is more reliable, you can feel calmer. Therefore, it is possible and necessary to look for real estate objects, study the market, bargain somewhere, – he emphasized.
He doesn't advise procrastination. Given the unstable situation in the country, you can not wait for a greater reduction in the cost of square meters.
When the situation in the country improves, the situation in the real estate market will improve and prices will resume. You can, as they say, not be in time and make a mistake,” he added.
What is the current situation on the Kiev real estate market
Pita says that prices have not come down. That is, to buy something that conditionally cost 40-50 thousand dollars, for 15 — 20 thousand won't work. In addition, there is no mass supply on the market. First of all, this is due to the ban on selling real estate by proxy.
«Many people have gone abroad and cannot sell, even if they really want to», he said.
Also, during martial law, the demographic register does not work, where the place of residence is registered. A person who buys an apartment with registered people will probably not take risks now, but will wait at least to be able to write them out of the apartment.
When prices return to pre-war levels
The President of the Association of Realtors of Ukraine predicts a return of prices, but notes: the countdown should start from the moment when hostilities end.
So far we have such an understanding no. So nothing will happen this year. During this year, prices will not return to the pre-war period in most regions of the country, notes Pita.
Autumn will be more indicative in this regard. Then he predicts a recovery in the housing market.
